An Elbow Room is a backyard structure that is water-tight, fully-finished inside and out, and climate controlled. Customers use them as tiny homes, backyard offices, guest houses, ADUs, studios, and home gyms.

We are a price transparent company. You are in control of the design and cost of your Elbow Room, and you can see the price change when you change a particular feature. We also include delivery in our quote.
We are SIPS builders. Our buildings are exceptionally strong, airtight, and energy-efficient. Because they are partially pre-fabricated, we can get on and off your property quickly! In some cases, that can be in a week or less.
Full-service means that we take care of almost all parts of the building process. We offer an online design service, as well as a project management team to take you through your build and beyond. You aren't just getting an Elbow Room. You are getting the foundation, completely finished structure with A/C & heating and electrical wiring, and any additional options for the interior and exterior. We oversee the project and work with you to see that it's done right. We even circle back with a 3-month post project check.
We do install electrical wiring for every building. However, it is up to the customer to have a licensed electrician hook-up the electricity to their home. When a bathroom or kitchen is installed, we include all plumbing fixtures and lines. A licensed plumber must be hired by the customer to hook-up water and sewage to the Elbow Room. Typically the electrician and plumber will pull the permitting for those services at that time.
We will assist in submitting HOA paperwork. The ultimate responsibility of HOA approval is the responsibility of the customer. HOA applications that aren't approved in a timely manner may require a new Sales Agreement.
Our Project Manager will work with you to complete permitting applications.
The starting price of an Elbow Room is $40k for an 8x16 sqft building with entry level selections and no delivery charges in the city of San Antonio. Other configurations can be found by clicking on the Get Started tab in the Menu bar.
You can get started with a $1000 deposit that is applied towards the remainder of the balance. Thereafter, the invoices are broken into four payments at materials ordering, construction start, rough-in, and completion. The percentages are 50/20/20/10 accordingly.
Structurally Insulated Panels (SIPs) are a high-performance building system for residential and commercial building. They are manufactured under factory-controlled conditions producing an energy-efficient and incredibly strong structural system with unrivaled insulation and air-tightness. SIPs are pre-fabricated off-site, so the building can be assembled and water-tight on your property within days of arrival.
Elbow Rooms come with a pier and beam foundation. Customers who prefer a concrete slab foundation will receive a quote for one upon on-site or virtual inspection. A concrete slab foundation is an upgraded feature that must be quoted on a per project basis.
